Appraisals – an evaluation of the property’s value. There are a number of types of appraisals but in general, the appraiser visits the home and reviews recent selling prices of similar homes in the area. This can be accomplished as a desk-top appraisal where information is gathered from databases and compiled; to drive-by appraisals which include a physical look at the property; to a complete internal and external inspection of the property.

Title Search – What is the history of the property? Are there covenants, easements or restrictions? Has an addition been built? Tammac Credit provides complete property history, helping you to avoid lending pitfalls.

Lien Search – A search through public records on file in both the County Clerk's and Secretary of State's offices for any claims (pledges) against the property of a business (such as their accounts receivable) or an individual. An example would be if a taxing authority has a lien against the accounts receivable of a business due to taxes owed. Liens on a property will have an impact on how it can be bought or sold. For example, has your bank been bought recently? Are you receiving a mortgage bill from a new organization? How is that recorded at the courthouse? Did you pay off your mortgage – are you sure it has been “satisfied” at the courthouse and the lien released?

Tax Monitoring – Tammac Credit monitors taxes that are in arrears on an annual basis, providing timely information. Are you current? We can provide certified tax checks showing that taxes have indeed been paid.

Business Name Search – We can search for a business’s information such as certificate of existence.

Property Reports – We’ll examine the courthouse records on a specific property and provide a detailed description of the current deed of record. Liens, suits, judgments, encumbrances – this is the basis of the Tammac Credit property report. This is combined with an itemized tax assessment to give you the most complete picture of your customer’s situation. We can also furnish copies of deed and provide census tract information.

Domestic Relations Reports– This report presents information concerning child support and related domestic relations financial information.

Federal and State Indictment Checks – Especially useful for Human Resource professionals who must perform background checks, we’ve also had parents use our services to check out a future son-in-law and internet daters confirming their reality of their date.
